Waterproofing / Basement Projects..
This is a stunning deco fronted listed building built between 1936
and 1942 and has been empty for years. It was owned by Glaxo Smith
Kline, having formerly been an aircraft parts factory and then taken
over by Beechams and then Barratt Homes.
Assael Architecture Ltd submitted an application for planning
permission and listed building consent to restore and refurbish one
of the most impressive modern landmarks in West London into Flats
and commercial office units.
Assael have drawn up a sensitive and innovative scheme that respects
the outstanding qualities of this massive yet carefully proportioned
building.

LSE
were involved at design stage with the lower ground floor
refurbishment. Three sides of the lower ground floor are below
ground level.
Barratts had considered other methods of waterproofing which
involved applying bitumen or cement based products to the walls and
floors.
LSE demonstrated the benefits of the cavity drain membrane system
over the other proposals.

The cavity membrane system would not rely on the existing substrate
to be sound or prepared. It would be quick to install and had long
term guarantees from LSE which covered the design and installation
so their was no split responsibility.
LSE proposed the design details and were awarded the contract which
was valued at £180,000.
LSE are one of the very few companies with enough experience in
design and management as well as technical skills to undertake a
membrane waterproofing scheme of this size and complexity.
LSE will guarantee the work for a period of 10 years and accept
design and installation liability.
The LSE 10 year guarantee is underwritten by GPI so in the event
that LSE cease to trade for any reason whatsoever the guarantees
will still be valid and honoured.
